NEW YORK CITY - Three travel-related firms have signed leases for pre-built units in W&H Properties' 112 West 34th Street, announces Barry Zeller, executive director of Cushman & Wakefield, the building's managing and leasing agent.
Northwest and Aeromexico will become new tenants in the building, and ShermansTravel Media is expanding its space less than a year after signing its initial lease in the building.
Northwest leased the property's first pre-built office unit (3,102 square feet) on the 21st floor. Aeromexico leased its 1,524 square-foot pre-built unit on the 11th floor prior to construction. And ShermansTravel Media, which already occupies 8,000 square feet on the 21st floor, is leasing an additional 3,221-square-foot pre-built suite - also pre-construction.
"W&H's pre-built program has been a successful venture portfolio-wide, with many firms leasing the units prior to completion, as Aeromexico and ShermansTravel did," says Mr. Zeller. "112 West 34th Street is just another example of the success of the program."
Northwest Airlines is one of the world's largest airlines. Along with its travel partners, it serves more than 1,000 cities in more than 160 countries on six continents. Barry Goodman of Newmark Knight Frank represented Northwest Airlines in the lease negotiations.
Aeromexico, Mexico's largest airline, was represented by Hunter Kass of CB Richard Ellis.
ShermansTravel Media is a leading publisher of travel specials and destination advice. Landlord representatives Mr. Zeller and Audrey Coe, the leasing director of 112 West 34th Street, coordinated the firm's expansion.
"All of us at ShermansTravel Media are extremely pleased with the management at 112 West 34th Street, who are very friendly and responsive to our needs," says James H. Sherman, the firm's publisher and CEO. "Thanks to the building's large floorplates, we can expand our space while staying on one floor, which is ideal. Another benefit is the location. Because we're so near to a wide range of mass transit options, it's convenient for employees who live in the city as well as those who live in the suburbs."
Located across from Macy's, 112 West 34th Street contains 26 stories and more than 800,000 square feet. It offers exceptional access to the Long Island Rail Road, New Jersey Transit, Amtrak, the Port Authority Terminal, PATH and 15 subway lines.
The property's $80-million top-to-bottom capital improvement program includes a new lobby, renovated elevators and bathrooms, air-conditioned public corridors, upgraded building systems and a modern, energy-efficient, and sleek new glass curtain wall with operable windows.
Part of the W&H Properties portfolio, the building is owned by 112 West 34th Street Associates, L.L.C, a partnership led by Peter L. Malkin.
Broker commissions are paid in full at lease signing.
