NEW YORK CITY - Aéropostale, the specialty retailer of casual apparel and accessories for teenagers, has again expanded its space at W&H Properties' 112 West 34th Street by taking an additional full floor of 30,000 square feet, announces Barry Zeller, executive director of Cushman & Wakefield, the building's managing and leasing agent. The firm, a tenant since 2003, now occupies six full floors in the building totaling almost 90,000 square feet.
"Aéropostale's expansion is timely," notes Mr. Zeller. "The building is undergoing a massive capital improvement program and has significantly benefited from a change in management a year ago. These transformations are attracting substantial interest from brokers and tenants alike, and Aéropostale seized the opportunity before its competitors could."
Aéropostale operates more than 700 Aeropostale stores in 47 states and 14 Jimmy'Z stores in 11 states.
Mr. Zeller represented the landlord in the lease negotiations, along with leasing director Audrey Coe, also of Cushman & Wakefield.
Located across from Macy's, 112 West 34th Street contains 26 stories and more than 800,000 square feet. It offers exceptional access to the Long Island Rail Road, New Jersey Transit, Amtrak, the Port Authority Terminal, PATH and 15 subway lines.
The property's $80-million top-to-bottom capital improvement program includes a new lobby, renovated elevators and bathrooms, air-conditioned public corridors, upgraded building systems and a modern, energy-efficient, and sleek new glass curtain wall with operable windows.
Part of the W&H Properties portfolio, the building is owned by 112 West 34th Street Associates, L.L.C, a partnership led by Peter L. Malkin.
Broker commissions are paid in full at lease signing.
